Property Clinic

We help find the ideal property for a couple who want to enjoy the hustle and bustle of daily life in a typical Andalucían village.

Dear Property Clinic,

We have set our hearts on living in a typical Andalucían village, surrounded by the hustle and bustle of life and where we can integrate with our Spanish neighbours and feel part of the community. This is a second home for us, so a house that has been fully restored would be ideal but I believe there are sometimes bargains to be had if you are prepared to consider a house that needs work doing to it. We are keen on DIY so that idea does not frighten us too much and it would give us ample opportunity to practice our Spanish. We have a budget of £180,000 but that would have to include any work that needed to be done.

John and Sally Smart, Edgbaston

Property One
Olvera, Cádiz province, Andalucía
€159,000 (£108,163)

Everything has been thought of in the renovation of this large townhouse, so John and Sally could happily move in and immediately feel at home. From the beautifully panelled front door, set above the quiet street on an elevated section of the pavement, you enter a large, open plan space with arches and columns. The kitchen is up a couple of steps, just beyond a guest bathroom, with the dining room beyond. Also from the kitchen is a stairwell leading out to a good-sized patio. The views from here include the town, many meters below, Olvera’s Sacred Heart Peñon (a garden covered outcrop topped with a statue), and the Sierras and olive groves stretching for kilometres. Upstairs there are three bedrooms, two of which have en suite bathrooms. John and Sally would really enjoy living in Olvera as it has good bars and restaurants with a lively Spanish community.

Property two
Village House, Pruna, Sevilla Province
€255,000 (£173, 470)

The second house we would like to show the couple is also in Olvera. It is a beautiful example of a large sympathetically restored village house that retains many original features. On the ground level, a large double-door entrance hall leads directly into the main sitting room, with doors leading to two double bedrooms and a dining room. A beautiful Andalucían-style kitchen is just beyond, with large utility/storage room and a fully fitted shower room. Wood framed French window style double doors lead from both the sitting room and dining room to an outside courtyard, which in turn leads into a garden area with the original stables, grain store and a natural well. Stairs from the courtyard take you to a large split-level sun terrace with a storage room and views of the village and surrounding hills.

Above the sitting room, up the original staircase, is a landing area with two further very large double bedrooms, a full sized dressing room, and a very large bath/shower room with a double sink and good storage space. This house benefits from original beams, three log burning stoves, new handmade wooden windows with shutters, a new roofs, tiled floors, electricity and plumbing and the added bonus of space, light and cool tranquillity.

Property Three
Townhouse, Antequera
€266,900 (£181,492)

The third house that Tom and Sarah should look at is in Antequera, which is one of Andalucías most attractive old towns, with the mountain ranges of El Torcal just a short drive away. This three-bedroom town house has three bedrooms, two bathrooms, fitted kitchen, lounge, garage and enormous patio with great views of the Rivera del Rio and the mountains. Antequera is 50 km north of Malaga, so the airport is less than an hour’s drive. The town will offer the couple the benefit of living in a Spanish community, with restaurants and bars on their doorstep and the coast an easy drive away.

Property Four
Village house, Priego de Cordoba
€42,000 euros (£28,560)

The last property we would like to show Tom and Sarah is a really quaint village house that needs work doing to it but is being sold at a bargain price. Situated on the edge of the village, it has a lovely patio garden and great views. As you can imagine, the kitchen needs totally updating and the house will need to be decorated throughout. The good news is that there is potential for two bedrooms upstairs. As a first project in an Andalucían village Tom and Sarah could do well with this property. The village is not far from Priego de Cordoba, which is north west of Granada in central Andalucía, and  the nearest airport is Granada.
