ImageSandra Livingstone wants a place of her own on Mallorca with the minimum of fuss. Can we help her get away from it all?

Dear Property Clinic,

I’m tired of spending a fortune on hotel rooms, and would like to find a place of my own where I can spend quiet holidays relaxing. I’ve decided on Mallorca, and would love a low-maintenance apartment near the sea: somewhere that I can just walk into, drop my suitcases and hit the swimming pool. I’m not worried about nightlife or being close to a town, as I’d much rather spend a peaceful evening sitting on my balcony with a good book and a glass of rioja. Can you help me find somewhere that won’t need a lot of work?

Sandra Livingstone, Pickering
Property one
Porto Cristo
€240,638 (£168, 300)
First we’d like to show Sandra this charming apartment under construction. The apartment is in a south facing position with views to the Mediterranean Sea, in the east of Mallorca. Although Sandra says she doesn’t mind whether she’s close to a town, this property is in a quiet area approximately 3 minutes south of Porto Cristo, with its marina, restaurants, shops, banks, golf courses and a small fisherman’s harbour. However, this is an idyllic area, perfect if Sandra wants to live close to the sea as the large sandy beach is only minutes’ walk away.

Property two
Residencial Betlem
From €299,000 (£209,100)
If being near the sea is a priority for Sandra, she could try this newly built apartment front line to the beach. Constructed with high quality materials, it’s fully equipped with luxurious details: a spacious terrace, chimney, American kitchen, air conditioning and a marble bathroom with under floor heating. The complex has spectacular interior pools and exterior Mediterranean gardens, a sauna and gymnasium area, basement parking and 24-hour security. The apartment also makes sound financial sense if Sandra decides to rent it out: she could make a €400 surplus each month with only five months of rentals per year, and a 100% mortgage may be available.

Property three
Cala Mandia
€359,000 (£251,100)
The third property we’d like to show Sandra is this second floor apartment with lovely beach and sea views. The apartment is fairly new, with a floor area of 105 m2, as well as 45 m2 of terraces or a porch. The development is a small community in an elevated location with a pool and a lift, and is only a few metres from all local amenities. One of the best things about this apartment is the amount of space it offers: three bedrooms, two bathrooms (1 ensuite), lounge-diner, separate kitchen and laundry room. There is also a roof terrace for private use, a parking space, under-floor heating and air conditioning in the lounge and bedrooms. Sandra wouldn’t even need to worry about buying furniture, as the property is sold furnished.

Property four

Cala Mesquida
From €480,000 (£335,700)
Sandra doesn’t necessarily have to choose an apartment. The chalets on this new development are built in a duplex style, some semi-detached, on plots of between 773 m2 and 980 m2. They have 3-4 bedrooms, 2-3 bathrooms, equipped kitchens, large living/dining rooms, porches and terraces, a garage and swimming pool. The houses have air conditioning and central heating and are designed to fit perfectly with nature and both the materials and the finishes are of top quality. Cala Mesquida is one of the most authentic, exclusive and well-preserved areas on Mallorca´s coastline, with a lovely beach and a landscape of white sand and pine forests.
