Fairway to a Bargain


ImageSpain magazine interviews experts in golf property for their best advice on buying for investment.

 

“It is not often that you get good investment and capital returns combined in one but an off-plan property on a golf course offers this opportunity,” says James Boswell, Sales Director of Atlas International. “When you buy off-plan you are likely to get a good return on your investment, and when you add in the golf course potential you can look at long term growth on your investment and income from rental opportunities, which, in the right area, is a year round market”.


“There will always be a demand for top quality golf resorts with championship courses,” agrees Aisling Brew, Investment Manager of HDA. “Buying off-plan usually means significant capital gain as your property increases in value while the resort develops, and new features and facilities are added. With some resorts taking deposits as low as 15% on a 24-month build time, you have plenty of time to see a return on your investment”


“The old adage of location, location, location cannot be underestimated,” says Boswell. “If you are looking at this investment as a business decision, location is the number one factor in it being a solid investment for you”


“Golfers like to buy on real golf courses,” says Chris McCarthy, Managing Director of Viva Estates. “Views and views again are important and if you can get good access to a beach with a beach club associated, that’s a great combination”


“Clubhouses with inbuilt on-site facilities such as restaurants, spas, gymnasiums and activities such as tennis, horse riding and childrens’ clubs are very desirable and additional features such as a 5 star hotel on site are an extra reason to buy.”


“While golf courses obviously attract golfers, there has been an increase in those who don’t play golf but choose to buy there because of the fantastic amenities on offer,” says Nick Freeston, Head of UK Operations for Taylor Woodrow de Espana. “Golf developments offer beautiful views and are unlikely to be built on in the future – meaning that the view you paid for will remain the same for years to come.
“The deciding factor however should be the quality of the golf course and the properties being built – look for golf developments designed or endorsed by a renowned golfer.”
“Golf courses generally have lower density construction and generally higher qualities of build,” says Chris McCarthy. “I would advise making sure there is a top name constructor or developer behind the project, offering good sized build units.”


“It is essential to check that licenses and guarantees are in place before signing a contract,” says Aisling Brew. “ If you do decide to sell before completion, make sure your contract with the promoter allows this.”


Iain Crozier, Sales Manager for Costa del Sol agent Duchy Estates, comments, “Do your homework, look at examples of the developer’s previous work and make sure you, and your lawyer, are clear on which features or qualities were promised contractually, including square metre build sizes. Check to see if your contract has penalties in place for late delivery: these always help to incentivise the developer by hitting any lateness where it hurts, in his profit margin.  


“On a more positive note the great thing about buying off-plan is it gives you the chance to cherry pick the best unit, and you may get the chance to choose tiles, paint colours or appliances”

What’s Available

On the Costa del Sol, known as the Costa del Golf because of the variety and number of courses available, Doña Julia Golf Resort is a frontline golf development with 1, 2 and 3 bedroom apartments and penthouses with spectacular terraces and views, within close proximity to the beach and the magnificent Hyatt Hotel and Spa.


Alanda Flamingos offers just 54 luxurious two and three bedroom apartments and penthouses, overlooking the championship golf course of Los Flamingos on the New Golden Mile with a superb 18-hole golf course, with two more courses currently under construction, the 5 star Padierna Hotel and Spa, modelled on an Italian mansion, and a club house. The beach is only a five-minute drive away, and Puerto Banus and Marbella can be reached in a short drive.
El Bosque de la Mairena is a Taylor Woodrow de España development of two bedroom apartments and three bedroom penthouses situated close to the El Soto de Marbella golf course and enjoying sea views. Prices start at €237,500.


Los Eucaliptos, also from Taylor Woodrow, is a collection of two and three bedroom apartments, priced from €261,215, situated at the Los Arqueros Golf and Country Club. The club has a challenging 18-hole golf course designed by Seve Ballesteros and facilities include squash courts, tennis courts and gymnasium,clubhouse, bar, restaurant and sun terrace.


Finca Cortesin Golf Resort is a new development, just 1.5 km from the sandy beaches of Casares The centrepiece of the resort will be the Gran Hotel Cortesin and will also be home to a luxurious spa, together with a sports club with indoor and outdoor swimming pools.

In Murcia, now known as the new Costa del Golf, Hacienda del Alamo Golf Resort occupies a 550-hectare site near Fuente Alamo and boasts a Dave Thomas-designed 18-hole championship golf course, including eight lakes and 84 bunkers. Under construction are the club house, five star hotel and spa plus bars, restaurants and shops. The Oasis is a development of one, two and three bedroom homes with their own private plunge pools, as well as access to larger communal swimming pools. Starting prices are €231,384.00 for a one bed, one bath, €270,312.00 for a two bed, two bath, rising to €449,688.00 for the three bed two bath


Also in Murcia, Peralaja Golf, with its Severiano Ballesteros designed 18 hole golf course, is unusual in offering only houses and no apartments with prices from €302,000 up to €1.8 million.

Construction is due to commence shortly on on a new development at Corvera Golf and Country Club, within easy travelling distance of Murcia’s new airport. Prices start from €155,000 for a 1 bed apartments, 2 beds start from €198,000 euros and villas from €285,000.


In Costa Calida, Roda Golf & Beach Resort is a complex located near the Mar Menor, in San Javier, Murcia with an 18-hole, par 72 golf course, designed by Dave Thomas and a choice of individual villas, semi-detached houses or apartments.

 

Situated close to Jerez, Arcos Gardens provides two bedroom townhouses and three to four bedroom villas constructed around 440 acres of olive groves and rolling Andalucian countryside. Accompanying the 18-hole championship golf course, golf academy, and the recently refurbished boutique hotel there will be a spa, restaurants and a tapas bar, tennis courts, an equestrian centre, kids’ club, gym, watersports facilities nearby and a 24-hour concierge. Prices start from £243,000 for a two bedroom townhouse to £966,000 for a four bedroom villa with a private garden, swimming pool, home cinema and state-of-the-art kitchen.
