Can we help him find the best investment?Dear Property Clinic, I’m thinking of buying a flat in Barcelona, mainly as an investment and to generate some rental income to pay the mortgage. From my research on the internet it seems to be quite difficult to find companies that handle Barcelona property, compared to other parts of Spain, and there is a bewildering variety of areas within the city to choose from. Can you suggest some properties in good areas for rental income, and point me in the direction of companies that sell property in the city? Ken Pearson, Whitstable Property One Rambla del Ravel €320,000 The most important thing to remember when choosing a property in Barcelona for rental is that you’ll have much more success with a two bed flat than with a one bed, as you won’t be competing directly against hotel rooms. Also look for outside space, especially balconies or terraces. First we’d like to show Ken this cosy apartment located on the Rambla del Raval, on the first floor of a renovated building. The flat has two double bedrooms, a modern loft-style living room, one bathroom with a shower as well as a large open plan equipped kitchen. The flat has access to a 12 sqm private terrace where Ken could easily put a table and a couple of chairs to add to the attraction for the rental market. Casa Mona, www.casamona.com Property Two Ribera €336,000 The second property we’d like to show Ken is this charming flat situated on the third floor of a building on a small street in the Ribera, just a few steps from Palau de la Musica. This property is ideally situated in a cosmopolitan part of the old town, close to all of Barcelona’s central attractions. This property consists of a large living room with a balcony and a colourful, high quality open kitchen with all new appliances, two nice bedrooms (a double one and a single one) with window and balcony to the street and a good sized, quality-finished modern bathroom. This flat has wooden beams, wooden parquet flooring and sun all day. Casa Mona, www.casamona.com Property Three Villa Olimpica €406,000 Ken might prefer a quieter area, such as Villa Olimpica in the Eixample area. Eixample is one of the most desirable areas to buy property in Barcelona, as it has excellent facilities and is clean and safe, but is still within easy reach of the old town with its tourist attractions. This beautiful corner apartment has views over the park towards the sea. The flat is well-proportioned apartment, on the third floor of a renovated building with a lift. The apartment itself has been renovated and there are wooden parquet floors, original beams, restored wooden window frames and shutters, and high ceilings. The apartment consists of a good size living room opening onto a balcony with space for two seats, a fully equipped modern designer kitchen, two double bedrooms and a modern bathroom. There is also the option to rent a parking place close by for €70 a month. Lucas Fox, www.lucasfox.com Property Four The Ramblas €435,000 Back in the old town, Ken couldn’t find a more centrally located apartment than this two bed property off the Ramblas. The apartment was re-distributed just a few years ago to make better use of the space and a new kitchen and bathroom were added. Many of the original features including the wooden beams have been restored giving the apartment plenty of warmth and character. There is one large open-plan kitchen/living room that receives a lot of natural light through the French windows. There are two double bedrooms and a new, spacious bathroom. The apartment, ideally located just off the Plaza Catalonia and close to all of Barcelona’s famous sights, would be ideal as a holiday base or a very good rental investment.
